Rancho Santana: a very desirable gated community in La Quinta

Rancho Santana is a newer gated community in La Quinta with only 168 homes, which have been built in stages from 2006 to 2012 and range in price from the high $400,000’s up to $1,125,000.  There are still a few lots left for future luxury homes to be built upon.

The Mediterranean-style homes range from around 2800 to 4650 square feet, and all offer granite countertops, high ceilings, walk-in closets and other luxury features and amenities.  Some come with their own private pools and spas, and some have skydecks which allow a feast for the eyes of panoramic mountain views.

This home, which is currently my listing, at 81598 Ricochet Way, is offered for $534,000. It offers 3184 square feet of luxury living space which includes 4 bedrooms and 4 bathrooms.  This includes an attached casita, with its own entryway: perfect for guests! Empire Polo Club has entrances on Monroe St. and Avenue 50, while the El Dorado Polo Club has an entrance on Madison Street. Watching the polo matches while tail-gating or sitting in a cabana is a wonderful way to spend Sunday afternoons.



If these two top-notch polo clubs were not enough for horse-lovers, Rancho Santana is just a short drive to the Horses In The Sun events in Thermal, where riders from around the world showcase their jumping skills and more equestrian talents.


If you love golf, you are in luck.  As a resident of La Quinta, you will have discounted rates to play at the prestigious SilverRock Golf Course, which is just down the road a short distance from Rancho Santana, on Avenue 52.  Of course, the entire Coachella Valley is a mecca for golf enthusiasts.  There are about 120 or so golf courses throughout the Coachella Valley and many of them are public courses.  For instance, Indian Palms CC is a very popular  golf community with public golf courses and it is just around the corner on Monroe at Avenue 48. I have listed and sold many homes and condos in Indian Palms Country Club, which offers many amenities including an on-site restaurant, fitness club, tennis courts, community pools and more.

My listing at 81598 Ricochet Way in Rancho Santana is great for either a second residence or even full-time, since when you need to get away from the summer heat, the coastal beaches are only about a two and a half hour drive away. Or you can escape to the mountains in about the same time.

Exploring the Pacific Heights “Gold Coast” on Christmas 2013

doorwayPacHts (1)I was lucky enough to be able to be in San Francisco this Christmas, and decided to explore “The Gold Coast” of Pacific Heights, which is on Broadway between Divisadero and Lyon Streets. I had read an interesting article in the October issue of the Vanity Fair magazine about this uber tony block where one must be at least a multi-millionaire, if not a billionaire, AND, it is said, “connected”, in order to live here.

As a realtor, and a lover of luxury real estate AND San Francisco, it was exciting to be able to take a look for myself at these amazing properties, at least the exteriors.  Coming from the desert area, where most ultra-luxury homes are hidden behind the private gates with security guards or high, thick hedges, these AMAZING homes were on open display! And I was not the only one taking photos!


Besides this neighborhood having some of the best possible views of the San Francisco Bay, with a fabulous view of the Golden Gate Bridge and Alcatraz Island, along with the various sea-going vessels that glide around the bay, this neighborhood is adjacent to a section of the Presidio Park and seems pretty private, yet amazingly open! Although this part of the Presidio Park is dissected by a busy street, there is enough of a park for dog-lovers to enjoy with their dogs, should you happen to be in the neighborhood.

And as previously mentioned, one has to have some serious money to buy a property here, whether it’s Old Money or New Money. One of the interesting developments, as documented in the Vanity Fair article, is that there is some tension between the Old Money, as represented by such folks as the Gettys, grand dame Denise Hale, the Trainas, and so on. Particularly Denise Hale is written to not be at all thrilled with the New Money as represented by high tech scions such as part-time desert resident Larry Ellison and let’s just say some “lucky ducks” who cashed in at just the right time in the game of high tech IPOs, such as Michael and Xochi Birch, who sold their social media to AOL for a gazillion dollars just before the “dot bomb” happened and now a few years later, they have bought it back for just a mere $1 million. If you go to their website, you will see it is still basically “under construction”.  After watching the “infomercial” for the website, it is easy to see why Denise Hale and the Birches would not seem to have much in common!!

PHlion (1)Judging from the map of “The Gold Coast” in the Vanity Fair article, this is most likely the exterior of the Birches’ fabulous Pacific Heights home. The lavish interior features a dramatic all teal blue living room, designed by  in-demand 47 year old interior designer Ken Fulk, and is displayed in the Vanity Fair article. Michael Birch is British and is a fan of English pubs, so I guess it is only natural that he actually had the entire interior of one brought in and installed into this house! Apparently he and his wife certainly know how to throw great parties! He hired two Beefeater guards from the Drake Hotel to flank the entryway for one of his parties. How fun!

PHlarry (1)The house pictured above belongs to Larry Ellison, CEO of Oracle and now owner of the desert’s Indian Wells Tennis Gardens where world-class tennis tournaments take place each year. Larry has grand homes around the world, however this one seems a bit modest compared to his neighbors in this neighborhood. And it certainly has a more contemporary, modern edge to it. He paid $3.9 mil for it, and according to the Vanity Fair article, he completely remodeled the house in this modern style that some of his neighbors supposedly disapprove of, since it is so different from the other homes on the street. He also took a neighbor to court in order to get the right to have the tops of their trees trimmed in order to make his view of the bay unobstructed. Another bit of drama is that Nicola Miner, the daughter of the co-founder of Oracle with whom Larry had reportedly clashed with, bought the property directly across from his, and placed a nine-foot robot with a steel gas-pump penis in her front terrace. Some people read some antagonistic meaning into that, however, the Vanity Fair article states that Ms. Miner denies that the robot has anything to do with Mr. Ellison, and that their relationship is “largely harmonious”.  Here is a photo of the robot sculpture, which is apparently offensive to some of the neighbors.


I think it is hilarious, personally!  One has to really look to notice it in the grand scheme of things, as the following photos shows.

PHrobotbushes (1)There is a public stairway down to the next street where there were many people jogging up and down burning off calories from haven eaten “too many See’s Candies chocolates” during Christmas season, which is what I overheard from one of the joggers.

Judging from the map in Vanity Fair, the home below belongs to Trevor Traina, a scion of one of San Francisco’s most established families. I love the green house, where I saw some palm fronds, and wonder if they have some orange trees and an herb garden as well. Certainly a great place for a cup of tea or a glass of wine with some friends! Trevor Traina is credited with bringing his New Money pals who are internet moguls into the neighborhood.

Los Lagos, a true oasis in prestigious Indian Wells, California

Indian Wells is one of the most prestigious addresses in the entire USA, with a population of only about 5,000 people. To live here is to have access to many of the amenities that the desert here has to offer, with many discounts for residents who obtain a resident ID card. Los Lagos is one of the most beautiful communities in Indian Wells, and it is still possible to buy a home here at a very reasonable price, since prices have not yet fully come back up to the levels that they were at pre-2008, when the real estate market started a sharp decline. Prices are climbing back slowly, however, and according to a very recent article, prices are up by 20% from the lows of 2008.

Los Lagos is conveniently located off Cook Street, just a block up from the shopping plaza on the corner of Cook and Highway 111.

Once you enter the gates of Los Lagos, a community of only 89 single family detached residences, you are greeted with a Mediterranean fountain, and ponds with lily pads, waterways and waterfalls.

If you are a bird lover, you will love watching the ducks, egrets and herons that visit these ponds.  There are plenty of hummingbirds as well!

The relatively low HOA dues of around $450 covers the gate and common areas including the 4 pools, 4 spas and 4 tennis courts.

The multitude of colorful flowers, mature trees including towering palm trees against a backdrop of majestic mountains provides a wonderfully luxurious sense of living in a garden oasis.

Currently, I have one listing in this lovely community that provides an opportunity to live in this coveted enclave.

Indian Palms Country Club: A great place to live and invest in

Indian Palms Country Club in Indio  has been a long time favorite for people who want a second home in this resort area, or even living here as a full-time resident in spite of the toasty summers here in the desert.  It’s been very popular with “snowbirds” in particular, people who flock down here from colder climates such as Canada, as well as the Pacific Northwest and the Mid-West of the United States during our season which offers fabulous weather from November to May, and even into June before it heats up to over 90 degrees.

Today, with home prices being still at record lows, many people are investing in Indian Palms Country Club, buying several properties, to rent out long-term or short-term and then they plan on sellng them when the prices climb back up again.  In the meantime, they can rent  them out easily in this market.

There are condos and detached single family homes, many of them built only a few years ago.  Some of the houses boast private pools and spas. Many of the homes are built along the golf course or a wide green fairway with meandering streams and waterfalls. 

The condos have recently ranged in price from as low as the low $30,000s for a foreclosure, and up to $186,000, however the inventory for condos now is down fairly low now: only 10 on the market at this moment.

The 18 houses currently listed range in price from the low $100,000s to up to around the mid or low $400,000s, while the condos currently range in price from as low as $47,600 to $165,000. 

At this time, inventory is  also down for detached single family homes, after a buying frenzy within the past six months when 54 single family residences and 30 condos sold.  The condos sold with prices ranging from as low as $35,000 to $169,000, while the homes sold for prices ranging from $105,000 and up to $340,000.  The overall sales price as a percentage of the list price for condos was 96.82%, and for single family homes, it was 97.25%. I always remind my Buyers that generally the successful offer will be at least 94% of the list price.  In Indian Palms, with prices already so reasonable for homes that offer so much value, the successful offer apparently should be around 96% of the list price or more.  It is not uncommon for desirable homes that are priced right to receive full price offers, and sometimes even over full price, when multiple buyers are vying for the same property.

The history of Indian Palms Country Club is reflected in many of the streets which are named after Hollywood celebrities who were friends of the couple who created this resort area, Floyd Odlum, who was the owner of Hollywood’s RKO Pictures, and his wife Jacke Cochran, who was a world famous aviator.  The couple bought the 640 acres for under $100 an acre back in the 1930s, and built The Ranch House, which is now the location of the Golf Shop and Palm Terrace Room. 

The area is surrounded by mountain views and is lush with flora includng fruit and palm trees, and provided a wonderful backdrop for entertaining their Hollywood friends and even US presidents.  Today it continues to offer this to its many residents, whether full-time or part-time.

Within the guarded gate entrance of the community, the allure of Indian Palms Country Club is still strong with all the resort amenities offered such as public golf courses, many community pools and spas located throughout the community, and a Lifestyle Center which features tennis courts, a huge pool, and fitness equipment. 

There are about 17 HOAs throughout Indian Palms Country Club, and some of the HOAs even include the fitness in the low HOA dues, which range from around $250 to $375 per month.

Even if the Lifestyle Center is not included with the particular HOA that manages the particular community in which your house or condo may be in, you can pay a small monthly fee to join.

In the immediate area around Indian Palms Country Club, there are many luxury homes and the ultra prestigious Madison Club is right around the corner.

There are two world class polo clubs around the corner as well: the Empire Polo Club and the El Dorado Polo Club, where anyone can go and watch the exciting polo matches.

As soon as polo season is over, then the world famous music festivals take over, including Coachella, Stage Coach and more!

There are also many popular stores and restaurants nearby, so it is a very convenient location.

There are also posh casinos nearby that offer entertainment, fine cuisine, cocktail lounges and of course, gambling.  Fantasy Springs features live free concerts under the stars with talented “tribute bands” such as Bonfire who pay tribute to ACDC (pictured below) as in channelling the ACDC experience, in this case.

It is also a short drive to the HITS (Horses In The Sun) events which feature international dressage and jumping competitions for equestrians and their beautiful horses, in nearby Thermal, and the public is invited!

Seeing all the beautiful horses against the backdrop of majestic mountains and rows of palm trees is truly a sight to behold.

Besides the music festivals, Indio is famous for its many fun, family-oriented festivals, such as the Date Festival, where you may find belly-dancers and ostriche-riding races among other things!

Indio and its neighboring towns are famous for providing the US with 95% of the dates that are sold.  Date shakes are a delicious desert treat!  Shields Date Farms has a retro diner and shop which sell desert souvenirs including a huge variety of dates.

For those of you who are investors, here is an example of a savvy Canadian couple who recently bought four investment properties within the last few months with me as their realtor. 

They first bought a three bedroom, two bath home built in 2003, for only $136,000. It was in great move-in condition, with a separate laundryroom, and an attached two car garage.  I got it rented out to a nice family for them in under a week’s time.  It was previously owned by an investor who had bought it as a foreclosure on the courthouse steps, who fixed it up a bit, and put it on the market with an attractive price.  I advised my clients to move on it quickly and they did, and it’s already paying for itself.

Next my clients put an offer on a short sale house, meaning the sellers were allowed by their bank to sell the property for less than what they owed on the property, which is a fairly common occurence these days. This two bedroom, two bathroom home boasts a private pool. My clients’ counter offer that was ultimately accepted was $156,000. Not bad for a California home built in 2003, in a gated community with its own private pool!  The deal closed in 3 months, which is about the average for short sales.  Also rented out right away.

Next up, my clients saw another beautiful home in Indian Palms that was a short sale, and  I assisted them with writing up a counter offer that was accepted for this designer-decorated 4 bedroom, 3 bathroom home built in 2003: $143,000.  Amazing value!  And this short sale closed in a record 3 weeks! Also rented out quickly!

Again, another attractive house in Indian Palms came back on the market after falling out of escrow. It was a foreclosure and extra paperwork was involved. But it was worth it, as the sale price for this home built in 2001 ended up being $116,000 for this recently remodeled 2 bedroom, 2 bathroom home on a quiet corner with a private backyard. And it was rented out within a week of being listed!

My clients knew the value of these homes since they had been vacationing in Indian Palms for years, including the heyday years of high prices  from 2004 to 2006, and kept an eye on the falling  prices and felt that this was now definitely the time to start investing.  I think they are right, too, since inventory is now low and prices in some areas of the Coachella Valley are beginning to climb again. It’s only a matter of time when prices start climbing again in Indian Palms as well.

The Indian Springs Golf Course was built in the early 1960s.  Only a few homes were built around then adjacent to the golf course, but in the last twelve years, a total of around 760 beautiful Spanish style stucco homes  with clay tile rooves were built in gated communities on the east and west of Jefferson Street.  They range in size from 1500 to 2500 square feet.  Most are single story but there are a few two-story dwellings.  There are good schools nearby for families with children.

When my friend Jane offered me her apartment to use while she was visiting relatives in New York City for New Years, I decided to take her up on that offer. Beverly Hills is one of my favorite places in the world, so why not celebrate New Years Eve and Day there?

As my Chihuahua puppy Cupcake and I strolled down Rodeo Drive, we  joined the small crowd of people ogling the late Bijan’s $1.7 million Bugatti parked outside his eponymous men’s clothing store on Rodeo Drive in Beverly Hills on the last day of 2011.  I have since learned that Bijon, a man of great style and remembered with a perpetual smile in all his photos, died this past year at the young age of 67 of a stroke.  But his store and car are still around and attracting fans.

Cupcake and I then headed to one of my favorite restaurants Villa Blanca, which is owned by Lisa Vanderpump of the reality TV show “Real Housewives of Beverly Hills”, and her husband Ken Vanderpump.

And who should come right by my table where I was sitting with Cupcake, but Ken Vanderpump himself! I greeted him and asked him how was Giggy, his and Lisa’s now famous adorable Pomeranian dog.  He good-naturedly said that’s what so-and-so (someone just a couple tables down from me) just asked him, and he added that Giggy was fine, and I introduced him to Cupcake, whom he petted briefly. I told him I’m looking forward to the next episode of the show.  I had actually bumped into him a few weeks ago while checking out their other restaurant Sur on Robertson Boulevard, and asked him about Giggy then too. I’m sure he gets asked about their beloved Giggy all the time! After he moved on to attend to his duties of the day, all of a sudden I heard some people across the street singing “Happy Birthday” to someone at Villa Blanca.  Lo and behold, there is Lisa Vanderpump dressed in a demure gray and white outfit holding none other than Giggy himself, leading the song!  I should have taken a photo at that moment but I was too mesmerized.  It was a surreal moment to witness this and especially after talking to Ken Vanderpump.  Forget about Reality TV, this was Reality!

Of course, afterwards, I was thinking it would be fun to introduce Cupcake to Giggy, but I then I thought it would be better not to.  I’m sure Lisa was very busy attending to her guests there. I have been there for dinner a few times with friends, and it is a magical place.  You feel as if you could be on the French Riviera or Cabo San Lucas (I’ve been to both), or Ibiza or St. Barths (haven’t been to those two places yet).  All airy whites, silvers, crystal, enormous bouquets of white flowers, simple yet luxuriant country style. Wonderful ambiance.  After lunch, Cupcake and I walked around Rodeo Drive and surrounding streets, people-watching and window-shopping, perhaps the best in the world. When New Year’s Eve finally arrived, I dressed up in my favorite dress, from Nanette Lepore, and my favorite evening shoes, Louboutin look-alikes by Guess, and my new necklace, a Christmas gift from a good friend, and drove down Sunset Boulevard just for fun.  Drove by all the hotspots, the House of Blues, The Roxy, The Key Room, The Comedy Store, the Chateau Marmont.  There were people out but not huge crowds. Many people, even in Los Angeles, spend New Year’s Eve at private parties, apparently, or just play it safe and stay at home.  I went back to the apartment to park my car, and walked practically across the street and thru a passageway to one of my favorite hotspots in Beverly Hills, Cafe Roma. There I met new friends and had a ball.  It was a great way to spend New Year’s Eve.

The crowd there was eclectic and having fun.  There was a DJ and people were dancing. Including me!

It was a wonderful ambiance, and although the music was loud, one could still carry on conversations.

The spirit was upbeat, and balloons floated around.

In general, I had a total blast, and it was a New Year’s Eve I will always remember!

After the countdown to the New Year 2012, confetti was released from the ceiling and it fluttered down on us and into our drinks.

I didn’t indulge too much in drinking martinis thankfully, so the next morning, Cupcake and I headed out to have breakfast at one of my favorite spots for breakfast in Beverly Hills, Le Pain Quotidien, which is very dog-friendly with its outdoor tables.  It’s got a great French country chic ambiance as well.  You never know who you’ll see there.  Once I saw actor Michael York buying some bread there.  It’s a very pleasant place to read the morning papers (borrowed from someone else there usually), drink some fresh squeezed orange juice, nibble on the fresh baked bread and sample one of the delicious omelets.

After re-fueling, Cupcake and I embarked on a long hike throughout the tree-lined streets of the residential section of Beverly Hills, starting with the parks.

The residential streets are lined with mostly palatial homes that are simply gorgeous.  I’d love to list one or more of them, after all, I’m a realtor with Power Brokers International, and we have an office in Beverly Hills, as well as in Palm Desert. Let’s face it, I’d love to own one of these fabulous mansions!  Cupcake would love rolling around in the grass.

Bushy-tailed squirrels dashed about doing their business in the grass and in the luxurient leafy trees. This house looks comfy, eh? There were some teardowns, here and there, but I expect they won’t last long.  Most of the homes along the residential boulevards were beautifully kept mansions.  Some were reminiscent of homes in New England or in the Hamptons, while others were more Italian or French-inspired.

Many of the homes have gated driveways, and some with security cameras, and high walls of brick and mortar or of manicured bushes, but others are surprisingly “open”, as in no wall, no gates, just out in the open in plain view.

There are many beautiful parks around Beverly Hills for everyone to enjoy, whether walking, jogging or strolling with the dog.

With Cupcake, I’m never alone!

After our long stroll, Cupcake and I refuel at the Beverly Hills Deli, where they were kind to bring a little bowl of water for Cupcake. Then, for desert we headed to my favorite cupcake bakery Crumbs, on Santa Monica Boulevard.

On the way back to the apartment, we met a Chihuahua that was even smaller than Cupcake.  His name was Mario and he is a teacup Chihuahua who is seven years old!  His owners had just bought him the sweater he is wearing in the photo at the Ralph Lauren store on Rodeo Drive, which is where this photo was taken.

Soon, it was time for Cupcake and me to head back to the desert, although I was tempted to take him to the beach since it was so downright HOT!

Before we left, I indulged Cupcake in one of his favorite things to do in Beverly Hills: rolling around with delight in the green grass!

New Homes Being Bought in the Desert, from Palm Springs to Indio!

The Morrison, new homes in downtown Palm Springs

The snowbirds are back and buying up real estate, since everyone loves a good deal.  From Palm Springs to Indio, there are not only great deals as in short sales and foreclosures but resales and new homes are often priced just as competitively by their sellers.

For example, the picture above is The Morrison, which is now selling like hotcakes, 6 today alone!

These brand new contemporary homes consist of three bedrooms and three bathrooms, approximately 2100 square feet, with high end fixtures and appliances included.  The price range is from the mid $400s to the mid $500s.

Close to the action of downtown Palm Springs, where no other place in the desert matches the nightlife!

On the other side of the valley, east Coachella Valley, there is Indio, one of the oldest desert communities, but which has experienced incredible growth over the last decade.

Indio is home to two world class polo clubs, world class music festivals including Coachella and Stagecoach, many restaurants, shopping malls, and all surrounded by breathtaking mountain views and towering palm trees.

One example of a fabulous value for home buyers is Whittier Ranch, a brand new home development with Tuscan and Spanish-style single family homes from 1674 to 2335 square feet of living space, starting in the low $200s. There are only 9 left now, and if you buy now, Whittier Ranch is paying for your closing costs and offering to give you a 46″ flat screen TV!

Right now, qualifying FHA buyers can get a 30 year fixed rate loan under 4% and with only $8047 down, you can own this home for less than $1300 per month!

Clearly, now is a fantastic time to invest in real estate.  I am even working with investors who are buying fixers and fixing them, and flipping them, again!

If you have the cash, and cash is king, real estate is a tangible investment, and although there is always an element of risk in any financial investment, at these prices, I think it makes sense to invest in real estate today, provided you have a seasoned realtor such as myself to help you do the due diligence required to assure you that the particular property you are thinking about buying will be a smart investment. This applies also to those who will be needing a loan to purchase real estate.
